PROJECT
SUMMARY
Pure Exuma Ltd. will create South Point, a master-planned, new Bahamian
Settlement and resort destination on approximately 1,640 acres of land
on the island of Great Guana Cay, centrally located in the Exumas, The
Bahamas. The island is approximately 80 miles from the capital of Nassau
and 210 miles from Miami, Florida.

the Government of The Bahamas as Crown Lands. The developer seeks to enter
into a joint venture agreement with the Government to develop the property.
The development of Great Guana Cay begins with a vision that is inclusive
of the existing local communities of Little Farmers Cay and Black Point.
Any new development must complement the qualities of these settlements.
The proposed project is not designed to act as collection of gated...
communities.
Instead, it is designed as a larger diverse community that is socially
and economically integrated.
The outcome will be a development that is authentically Bahamian with the
significant benefits directed toward those who call the Exumas home.
PROJECT VISION
Hundreds of years ago, the people of Little Farmers...
Cay
and Black Point survived by farming, sponging and fishing. These skills
were handed down through the generations. In today’s world, fishing continues,
and there are a few restaurants, but there are few other local opportunities
for a young Bahamian in this region to make a livelihood. As a result,
many of the island’s young people leave for secondary school in Nassau,
rarely to resettle back home.
The
Bahamas in general and the Exumas in particular are under increased pressure
to be developed into resorts and second home communities. Many resorts
are completely self sufficient, giving their guests a very
isolated,
remote experience with
little interaction with the local Bahamians.
This deprives the visitor of the Family Islands best asset, the people
and families themselves.
Born
on Little Farmers Cay in 1959, Tyrone Munroe has witnessed many changes
in the Central Exumas. His family (Brown, is his mother’s maiden name)
was among the first settlers in the area some 200 years ago. Tyrone experienced
the personal conflict of staying on island as a young man or setting out
on his own to make his mark Through the years, he always maintained his

Bahamian citizens will no longer need to leave Little Farmers Cay, Black
Point or Staniel Cay to search for such opportunities elsewhere. Multiple
locally-owned cultural and arts programs will provide visitors with an
authentic and rich Bahamian experience including, not only its beautiful
land and water, but also its people and their heritage.
PROJECT COMPONENTS
The plan for the development of the island is comprised of four major components
in four phases of development
The Island Homes
- 427 Island homes with size ranging from 1700 sq.ft. to 4,500 sq.ft.
(Exceptions will be made with the purchase of multiple lots.)
- 121 of these homes will be located in the "South Point Settlement" and
the remaining 306 homes will be situated to the North of the Settlement.
The Resorts
- Luxury Bahamian Great House Hotel with 75 rooms
- Luxury Boutique Spa Hotel with 40 rooms
- 23-unit Eco-Village Hotel
- Commercial space featuring locally owned restaurants, retail, and
services
Other Island Facilities
- The South Point Marina and Yacht Club (for 50-80 small and large
boats)
- The Jack’s Bay Cove Marina (for small boats up to 30 feet, 40 wet
slips and 40 dry storage racks)
- The Livestock Farm and Fruit-Vegetable Gardens
